Old clay peg tiles and traditional detailing
Around the historic centre and Bocking there are roofs with hand-made clay peg tiles and detailing that predates modern roofing entirely. Those roofs move, they breathe, and they do not tolerate being treated like a modern covering. Blanket-sealing them, over-mortaring them or fixing them rigidly causes more damage than the original fault.
The right approach is careful, like-for-like work: replacing individual units with matching tiles, renewing lead at the correct code, and keeping the roof breathable. It takes longer, but it is the difference between a roof that lasts another few decades and one that starts failing in new places.
Wind exposure across open farmland
Braintree sits in flat, open country with long stretches of farmland and very little natural windbreak, particularly out towards Rayne, Cressing and Black Notley. Wind runs up the slope and lifts at the ridge, hip and verge, which is exactly where storm damage in this area starts.
Most older Braintree roofs still have mortar-bedded ridges and verges. Mortar cracks as it ages and the building moves, wind gets under the loosened tile, and a single lifted ridge tile can strip a whole run in one gale. Replacing bedded ridges with a dry-fixed mechanical system is one of the most worthwhile upgrades on an exposed roof here.
Post-war concrete tiles reaching the end
The estates built around Braintree from the 1950s to the 1970s were covered in concrete interlocking tiles that are now decades past their prime. The tiles become porous, the surface spalls, and the fixings corrode, so units slip in ones and twos every winter.
Underneath, the original bitumen felt has gone brittle and torn along the batten lines. Once that has happened, wind-driven rain that gets past the tile has nothing left stopping it. When we find that at inspection we tell you plainly, because paying for repeated patch repairs on a roof in that condition is money spent twice.
Modern estate leaks that are never the main roof
