Post-war concrete tiles hitting the end of their life

Enormous parts of Chelmsford, Great Baddow, Melbourne, Galleywood, large sections of Springfield, went up between the 1950s and 1970s with concrete interlocking tiles. Those tiles were sold as long-life and they have done well, but the material becomes porous with age, the surface spalls, and the nibs and nails holding them fail before the tile itself gives up.

The bigger issue is what is underneath. Bitumen felt of that era becomes brittle and tears along the batten lines, so once wind-driven rain gets past the tile there is nothing left to stop it. That is why we so often find that a roof needing 'a few tiles' actually needs the covering stripped and re-felted, and why we tell you that at inspection rather than after you have paid for three separate patch repairs.

Extension and conversion junctions
