Almost every Southend roofing fault traces back to one of four things: salt corrosion, onshore wind uplift, driving rain that ignores gravity, or the age of the town's Victorian and interwar housing.
Salt corrosion of fixings and metalwork
Salt in the air accelerates corrosion on everything metal in a roof, nails, clips, screws, soakers, valley trays and gutter brackets. It is invisible from the ground and it is the reason so many Southend roofs shed apparently sound tiles and slates.
When we inspect a coastal roof we look at the fixings as closely as the covering. There is no point re-bedding a ridge or refitting slates onto nails that are already half gone; we replace with the right materials for the location so the repair outlives the next few winters rather than matching the failure that caused it.
Wind uplift at ridges, hips and verges
Onshore wind hits the seaward elevation, runs up the slope and lifts at the edges. That is why ridge tiles, hip tiles and verges are almost always where Southend storm damage begins, particularly on properties near the seafront, along the cliffs and out towards Shoeburyness.
Mortar-bedded ridges from the 1930s onward crack as the building moves and the mortar ages, and once one section is loose the wind takes the run. Dry-fixed, mechanically secured ridge and verge systems are the appropriate answer here, and we will quote for that rather than re-bedding something the next storm will remove.
Driving rain and flat roofs that pond
Coastal rain does not fall neatly downwards. It is driven sideways into laps, under tiles, behind flashings and against dormer cheeks, so a roof that copes fine with vertical rain can still let water in during an onshore gale.
On the flat roofs over Southend extensions, dormers and balconies, the problem compounds. Old felt with barely any fall holds standing water, wind flexes the covering, and the seams open. Rebuilding to a true fall and covering in single-piece EPDM removes both weaknesses, no seams and nowhere for water to sit.
Ageing Victorian and interwar stock
Westcliff, Southchurch and central Southend carry a great deal of Victorian and Edwardian housing with original valley lead, parapet gutters and chimney stacks.
