Moss is not just an appearance problem. A thick moss growth acts like a sponge sitting on the roof: it holds water against the tile surface long after the rain has stopped, it wicks moisture up into the laps between tiles, and it keeps the covering permanently damp through winter, which is exactly the condition that lets frost do damage. On a roof already carrying some age, that accelerates everything.
The second problem is what happens when moss lets go. Clumps break off, wash down the slope and end up in the gutter, where they silt up the run and block the outlet. A large proportion of the blocked gutters we clear in Essex are full of moss from the roof above, and the overflow that follows is what puts water down the wall.
Removing it is careful work, not aggressive work. Methods, Coveringsand What Moss Tells You
How a roof should be cleared depends on what it is made of and what condition it is in. Concrete, clay and slate all behave differently, and an old brittle covering needs a very different approach to a modern interlocking tile roof.
Hand clearance versus pressure washing
High-pressure washing is fast and it is the reason a lot of roofs need replacing earlier than they should. Concrete tiles carry a surface layer that gives them their weather resistance and colour; blast it off and the tile starts absorbing water. Pressure also drives water up under the laps and behind the covering, straight onto the felt.
Careful hand clearance with appropriate tools takes longer but leaves the tile surface intact and the laps undisturbed. On roofs where the covering is already fragile, we will say plainly whether clearance is worth doing at all, or whether the money is better put towards repairs.
Different coverings, different care
Concrete interlocking tiles are robust underfoot but surface-sensitive. Plain clay tiles are smaller, more numerous and more prone to nib damage if levered. Natural slate is the most easily broken of the lot and needs the least contact, walking a slate roof carelessly during a moss clean can create more repairs than the clean was worth.
The pitch matters too. Shallow roofs hold moisture and moss longer; steep roofs shed both faster but are harder and slower to work on safely. Both feed into how the job is quoted.
Why moss grows where it does
North-facing slopes, roofs under trees and properties in sheltered spots stay damp longest and grow the most moss. Overhanging branches make it worse by dropping organic matter onto the roof and keeping the sun off it, so cutting a branch back is sometimes the most effective long-term measure available.
Heavy growth in one specific area can also be a clue rather than just a nuisance, a patch that stays permanently wet may point to a fault holding water there, such as a dip in the roof plane or a failed detail. That is the sort of thing the clean makes visible.
Maintenance, timing and combined visits
Clearance is best treated as maintenance on a shaded roof rather than a one-off. Timing it before winter means the roof goes into the frost season clean and the gutters go into the heavy rain season clear.

Not on its own. Moss makes leaks more likely, but if the roof is already leaking there is usually a slipped tile, a failed detail or tired lead behind it. The clean makes those visible so they can be dealt with properly.
