A pitched roof works by overlap. Every tile or slate relies on the one above it and the batten behind it, and water is meant to travel down the surface and off the eaves without ever stopping. When something in that chain moves, a slipped tile, a cracked ridge, a nail that has finally corroded away, water stops travelling and starts sitting. Pitched roof work is the business of finding where that happened and putting the overlap back, whether that means a handful of tiles or the whole slope.

A Small Slip RarelyStays a Small Slip

The dangerous thing about pitched roof faults is how quietly they escalate. One tile out of place exposes the felt beneath it to direct rain and UV, and felt that is exposed does not last long. Once the felt tears, water reaches the batten. Once the batten softens, the fixings around it lose their grip, and the tiles either side start to move too.

Felt failure spreading along the slope

A single gap lets water run behind the covering and along the felt until it finds a low point, often several metres from the tile that actually slipped, which is why the ceiling stain never lines up with the damage.

Batten rot and lost fixings

Damp battens stop holding nails. Tiles that were secure begin to creep, and what was one repair becomes a whole area of loose covering that has to be re-battened.

Ridge and verge blow-off

Mortar-bedded ridges and verges crack with age. Once the bond is broken, wind gets underneath, and a ridge tile coming off in a storm is both a repair bill and a serious safety risk to anything below.

Damage to ceilings and insulation

By the time a stain appears downstairs, the plasterboard and insulation above it have been wet for weeks. Redecoration is the cheap part; replacing sodden insulation and treating mould is not.

Coverings, Detailsand Common Essex Roof Types

Pitched roofing is detail work. The covering keeps most of the water off; the ridge, hip, verge, valley and abutment details deal with everything the covering cannot. Here is how each part is handled and where each type of roof tends to fail.

Concrete and clay tiles

Concrete interlocking tiles dominate estate housing across Chelmsford, Basildon and Wickford. They are durable, but they are heavy and they rely on an accurate batten gauge for their headlap. Where a roof has been re-covered badly, gauge errors show up as wind-driven rain getting past the lap on exposed elevations, usually on the weather side of the house only.

Plain clay tiles are double-lapped and far smaller, so a plain tile roof has many more fixing points and a different failure pattern, usually nib wear and frost damage rather than slippage. Repairs are matched to the existing tile where we can source it, and where an exact match is no longer produced we discuss reclaimed alternatives before ordering anything.

Natural slate

Slate roofs on older Essex properties usually fail through nail sickness. The slate itself is still sound, but the original nails have corroded, so slates release one at a time from random points across the slope. Refitting individual slates with hooks or tingles buys time and is a legitimate repair, but once slates are dropping regularly the roof is telling you the fixings have gone as a whole.

Re-slating uses new battens, breathable membrane and non-ferrous nails, and where the original slates are in good condition they can often be carefully stripped, sorted and reused with new fixings, which keeps the appearance of the property intact, important on period terraces and in conservation areas.

Ridges, hips and verges

Traditional mortar-bedded ridges and verges are the most common source of storm damage on older roofs, because mortar shrinks and cracks and eventually stops bonding. Dry-fix systems replace that mortar dependency with mechanical fixings and ventilated ridge rolls, so the ridge is held down by screws and clips rather than by a bed that is thirty years old.

Where a property's appearance matters, ridges can still be re-bedded traditionally with the correct mix and mechanically fixed as well, belt and braces. We will set out both options with the quote rather than deciding for you.

Valleys, abutments and eaves

Valleys carry the concentrated run-off of two slopes, so they get more water than anywhere else on the roof and fail first. Lead valleys are renewed at the correct code with proper laps and tilting fillets, and where a valley has been patched with mortar or sealant by somebody else, that material comes out rather than being covered over.

At abutments, extension roofs meeting the main house wall, or slopes running past a chimney, step and cover flashings are chased into a mortar joint and wedged, not surface-stuck. At the eaves, an eaves protection tray takes water over the fascia and into the gutter, which is the single most common missing detail we find on roofs that are rotting their fascias from behind.

How much does a pitched roof repair cost?

It depends entirely on what has failed and how much of the slope is affected, a handful of slipped tiles is a very different job to a re-bedded ridge line or a new valley. We inspect free of charge and then give a fixed written price, so you know the figure before anything starts.

How quickly can you come out?

Do I need a repair or a full re-roof?

Concrete and clay tile coverings are long-life, and natural slate longer still, but the battens, membrane and lead details underneath decide the real lifespan. A covering re-laid onto tired battens will not reach its potential.

Usually, yes. Where a tile is no longer manufactured, we discuss reclaimed matches or a sensible alternative with you before ordering, you will not come home to a patch in a different colour without having agreed it.

Do you work on slate roofs as well as tiles?

Yes. Slate needs different handling, different fixings and more care underfoot, and we quote it as slate work rather than treating it like a tile roof.

Will you need scaffolding for a small repair?

Not always, some repairs can be done from a properly footed tower or ladder access. Where a job needs scaffold for safety, it is included in the fixed price rather than added later.
